      <image:title>Commercial - 460 North End Breezeway Renovation</image:title>
      <image:caption>This social gathering spot originated as an open air breezeway, was then enclosed to protect from the elements. The building owner asked TK-CI to make this “more than an enclosed sidewalk” and create a spot to attract local residents to adjacent restaurants and shops. Custom decorative steel screens delineate comfortable seating areas while decorative lighting warms the space. A custom bamboo feature adds a contemporary sculptural aspect to the space.</image:caption>

      <image:title>Commercial - Whites Travel Center Mercantile</image:title>
      <image:caption>Our client was in search of an uplift for the Travel Center’s Mercantile store to attract new local, as well as traveling patrons. The design emphasis is a boots and jeans venue at the rear of the store which draws the customer through the space. The rear elevation with its highlighted niches and stamped tin ceiling provide a rustic backdrop for featured merchandise. Full scale mannequins are elevated above the display to be seen from the front of the store. The client has seen a dramatic 52% increase in sales as a result of the design.</image:caption>

      <image:caption>This award winning 3,100 square foot contemporary off-campus bookstore provides a unique venue to feature university themed items and the latest computer equipment. Columns wrapped with Hokie stone and precast concrete mimic the flavor of the adjacent campus. Custom mobile tables feature the latest computer options. Black glass reflects the backs of featured garments while electronic monitors around the store cover the latest college events. The custom designed cash wrap counter and smoked glass pendant lighting are backed up by the unwavering purpose, “That We May Serve”.</image:caption>

      <image:title>Higher Ed - Virginia Tech Office of the Executive Vice President and Provost</image:title>
      <image:caption>In the redesign of this 22-person office suite, Teresa Ko – Commercial Interiors renovated the offices of VT staff who oversee all student space on campus. The Provost’s office led the challenge to make their space work harder by developing more efficient workstations in a smaller footprint. TK-CI balanced the need for an open plan work environment with a staff preference for privacy by providing glazed cubicles with sliding doors. A contemporary solution features an open waffle slab ceiling complemented by school colors in the carpet tile and paint.</image:caption>

      <image:caption>This multi-use renovation provides a veterinary themed space for dining, guest lectures, large group gatherings and medical rounds. TK-CI used internally lit fast food menu boards as X-ray readers to feature views of historic cases addressed by the College. Custom millwork food prep stations feature decorative pendant lighting with a curved mesh canopy above. A variety of seating options accommodate students and faculty as they go about their day.</image:caption>

      <image:caption>The increase of electronic media and decrease of printed material provided an opportunity to convert newly available library space into a branded lounge space for students and staff. A recirculating waterfall that features the symbol for veterinary medicine in frosted glass graces the center of the room. Upscale finishes such as a wood ceiling, sumptuously upholstered furniture and framed portraits of animals finish out the space. The College now fondly calls the space, “The Waterfall Room”.</image:caption>

      <image:title>Higher Ed - Pi Beta Phi Phase II at Virginia Tech</image:title>
      <image:caption>The second phase of our work for the Pi Beta Phi sorority created a space for members to hold meetings, socialize, do homework or host special events. TK-CI changed the perception of the existing space from institutional to dynamic, easily morphing from cozy and welcoming to a branded sorority meeting space. We designed a back-lit, perforated screen to frame the sectional sofa, creating a comfy nook for relaxing. The remaining furnishings were specified to be mobile and nestable to maintain maximum flexibility.</image:caption>

      <image:caption>This three month renovation to the entrance of the Pi Beta Phi sorority house at Virginia Tech changed an outdated, typical lobby into a uniquely welcoming focal point that immediately identifies the sorority. Working within the existing conditions of the entry, Teresa Ko – Commercial Interiors envisioned a solution that would promote pride in being a Pi Beta Phi sister and one that could be used as a spot to wait for friends or as a backdrop for photos. The design showcases the sorority’s emblems while creating a warm, inviting statement even after dark.</image:caption>

TK-CI provided multiple ways of working by creating a variety of workspaces and flexibility in collaboration areas. Decorative lighting creates a unique and desirable ambience in meeting spaces. All central work areas are created with flexible furnishings that can move with the occupants.</image:caption>

      <image:caption>This dynamic lounge and study space was born from 500 SF of under-utilized lab space at the Virginia Tech College of Veterinary Medicine. A mini kitchen area, high top collaboration table and a variety of lounge seating make this a desirable between-classes location. The shell was opened to be visible to the corridor to entice current and prospective students to the program. The new lounge also looks into a newly renovated research area to create a desirable work/study connection.</image:caption>

The space features many possibilities for working and meeting, including private glass enclosed conference rooms, a community table, lounge areas and a digital wallcovering backdrop featuring a prominent Blacksburg landmark for You-Tube videos. A stained oak canopy with recessed linear lighting spans a circular coffee/beverage bar at the center of the space.</image:caption>

      <image:caption>This laboratory and methods compliance company called on Teresa Ko – Commercial Interiors to reimagine their historic building located in the heart of downtown Blacksburg, VA. We were charged with creating a welcoming and vibrant space that would help attract and retain the best and brightest talent in their field. The result was a scalable environment indicative of Qualtrax’s culture and brand. The concept conceived a work café style central space for employees to work as a group or individually, with every area having power, presentation and writing surfaces. Their “Q” logo became a custom millwork piece that anchors the double height great room at the center of their space.</image:caption>
